This project is the first of its kind in the East Gainesville area and has been heralded as being a step toward bridging the gap between East and West Gainesville.

    <title>Posner Commons - Polk County, FL</title>

  This regional commercial center is viewed as the “Gateway to Polk County”. The Genesis team was involved in the comprehensive master planning, entitlements, engineering and landscape architecture services for the first phase of the Posner City Center DRI mixed use development.&amp;nbsp; The design focused on creating approximately 630k sf of retail space on an 80 acre parcel located at the intersection of I-4 and US 27 in Polk County, Florida. 
  Our team worked with county officials to integrate the design within the Northridge SAP sector plan and existing infrastructure and future improvements to the area. The design&amp;nbsp;utilized extensive landscaping that will be irrigated initially from a well source and will be converted to reclaimed county water when available.</description>

    <title>Citrus Park Town Center - Hillsborough County, FL</title>
    <description>Genesis provided landscape architecture services for all phases of development for this regional mall in northwest Hillsborough County. Services included site planning coordination, natural resource permitting, initiation and management of 225 contract grown trees, design development, large tree transplanting coordination, existing tree preservation design, earthwork design (evacuation, berming, soil composition), hardscape design, utility coordination, landscape design, irrigation design, master sign plan approvals, site variance approval, and construction services.
All civil engineering services for this project were completed by Genesis personnel while at another firm. These services included permitting, stormwater management, lighting design, utility master plan, and construction services.</description>

    <title>New Port Richey Zoning Conformance - New Port Richey, FL</title>
    <description>The City of New Port Richey wanted to verify their GIS Zoning Database for accuracy and consistency. Knowing well the far-reaching effect of this data on development and tax areas, New Port Richey turned to Genesis for assistance because of our in-house GIS, Planning, and Survey expertise.
After setting up a carefully crafted data structure to integrate the findings with the City's data, Genesis started by reviewing the over 250 zoning related ordinances recorded by the City since 1972. For each ordinance, Genesis identified the parcel via it's legal description and recorded the parcel number, ordinance number, ordinance date, and decreed zoning in a database. This resulted in the identification of over 1,600 unique parcels (approx. 20% of the City's parcels), of which more a third had been referred to by multiple ordinances.

Utilizing the database we had designed, Genesis was able then to cross-reference the parcels with the ordinances chronologically and analyze the results for differences with the current data sets.  Finally, Genesis provided the city with a new Parcel/Zoning GIS database design which now allows for zoning ordinance changes to be recorded more easily and also provides anordinance history for each parcel.

New Port Richey now has a much better Land Planning tool to assist citizens, developers, and their business community.</description>

  Established in the Bicentennial year, this park&amp;nbsp;is undergoing&amp;nbsp;redevelopment to encourage increased use and provide for a wider range of activities.&amp;nbsp; Safety and security were top design priorities, driving an open, visible and well-lighted space.

  The park redesign enhances the use for the Farmer's Market, outdoor musical events, Italian Festival and the art museum, as well as increasing general accessibility and facilitation for popular local bocce tournaments.
  New landscape, pavers, lighting, permanent stage and sound system all contribute to the&amp;nbsp;improved useage of this historical Central Ybor Park.&amp;nbsp; The final design solution was sensitive to local architecture elements inherent to the Ybor City neighborhood.

    <description>Big Cat Rescue is the world’s largest sanctuary for big cats who have been abused, abandoned, retired from performing acts, or saved from being slaughtered for fur coats.  The sanctuary houses over 150 tigers, lions, leopards, cougars, bobcats, lynx, ocelots, servals, caracals and others, a total of 18 of the 35 species of wild cat.
Genesis Group was hired to create a master plan and rezone the big cat rescue, in order to allow the rescue to continue to grow and continue to be the largest sanctuary for big cats in the world.  The master plan and rezoning also helped the Big Cat Rescue to expand their educational facilities, so that they can continue to educate people on the plight of big and exotic cats.</description>

  The Capital Cascade Trail Master Plan is a stormwater and greenways plan for a 5.2 mile corridor through Tallahassee, Florida. The project entails planning for trails, parks and greenway amenities in combination with a stormwater retrofit master plan project. 
  The project limits include the St. Augustine Branch the Central Drainage Ditch and the Central Drainage Ditch from the St. Augustine Branch to the confluence with Munson Slough with a total contributing drainage area of approximately 5,146 acres.
  The project involved performing a SWMM model of the contributing basin and using the model to analyze the effectiveness of proposed improvements. Proposed stormwater improvements include:
  
    Box culverts; 
    Stilling pools; 
    Wet detention facilities; 
    Off-line treatment ponds; 
    Stream morphology enhancements; 
    Trash collection devices&amp;nbsp; 
    Conveyance reconstruction and enhancement; and&amp;nbsp; 
    Construction of wetland habitat. 
  
  &amp;nbsp;The proposed improvements will provide:
  
    Much needed flooding relief; 
    Water quality enhancements; 
    Channel stabilization; 
    Greenways/Trails; and&amp;nbsp; 
    Passive recreational facilities. 
  
  In addition, the highlight of the project is Capital Cascade Park which will provide opportunities for community cultural facilities. </description>

    <title>Withlacoochee Bay Trail - Citrus County, FL</title>

  This section of the Withlacoochee Bay Trail is located along the historic Cross Florida Barge Canal in Citrus County.&amp;nbsp; The meandering multi-use trail extends from a trailhead located on the east side of US. 19, to an incredible overlook at the Gulf of Mexico trail terminus.&amp;nbsp; This overlook is the poster child for the 2007 Florida Greenways and Trails Month.&amp;nbsp; Genesis Group provided a full complement of professional services to the Florida Department of Environmental Protection’s Office of Greenways and Trails in the completion of this very popular trail.&amp;nbsp; This project is truly a “From Vision to Reality” project.&amp;nbsp; 
  &amp;nbsp;
  The original vision of a meandering multi-use recreational trail that would take advantage of the beautiful vistas along the Barge Canal, and the panoramic vistas from the spoil embankment adjacent to the Canal became a reality through the planning, engineering design, environmental permitting, and construction administration performed by Genesis Group.&amp;nbsp; The end result is a combination of facilities that include several trail head parking areas, an equestrian trailhead, restroom facilities, picnic shelters, observation and fishing platforms, a 12 foot wide multi-use trail, canoe/kayak launch, and boat ramp. Today you will find people walking, riding their bicycles, horseback riding, fishing, paddling, bird watching or simply enjoying the solitude and natural beauty of the park.&amp;nbsp; The community’s reception of this pristine multi-use recreational trail was so great that it lead to the creation of a non-profit citizen’s support organization.&amp;nbsp; These organization members volunteer their time to develop, maintain, and promote this community enhancing trail.

This FDOT project was on a critical schedule which required final plans to be completed within four months.&amp;nbsp; Public information services for this contract included preparation of a three demensional model, meetings with business owners, graphic enhancement of aerial photography, and presentation of public announcements and newsletters.</description>

    <description>Modern roundabouts are the safest traffic control device available and are used throughout the world. Their use is increasing in the United States because they provide a safer environment (especially for pedestrians and bicyclists), increase intersection capacity and calm traffic. A roundabout is a small circular island in the middle of an intersection around which all vehicles must travel. Roundabouts are dissimilar to the old-style traffic circles or rotaries. Contrary to the high-speed entry to most traffic circles, modern roundabouts require entering drivers to slow down and then yield to circulating traffic.

There are many benefits to using a roundabout as a traffic control device. Roundabouts reduce crashes by 50 to 90% by:
  
    slowing vehicles down,
    reducing the number of decisions drivers have to make, and
    reducing the number of conflict points
  


Pedestrians and bicyclists find intersections controlled by roundabouts easier to navigate because:
  
    vehicles are moving more slowly,
    left-turns for bicyclists are simplified,
    traffic can be crossed one direction at a time, and
    the splitter island acts as a refuge where they can stop and wait for a break in traffic
  



Roundabouts also provide many other functional and aesthetic benefits. They:

    reduce electricity and maintenance costs,
    can be landscaped using a wide range of treatments such as fountains, flower gardens or statues, and

Currently, the project includes thirteen (13) residential streets throughout the city that have been identified as &quot;cut-thru&quot; routes and have been given high priority as candidates for traffic calming implementation.
  Pre-design workshops have been conducted with adjacent owners to provide general project information and obtain input as to specific problem areas. Upon schematic and concept design, public meetings will be conducted to determine the neighborhoods' level of support for the proposed improvements. The City requires that 75% of the adjacent property owners concur with the recommendations to further the project.

  Awarded the Hillsborough County Planning Commission Award of Merit, Southern Transportation Plaza is Tampa's first multi-use transit stop located in the center of downtown. Surrounded on all sides by such popular venues as the Tampa Convention Center, the Marriott Waterside Hotel, and the St. Pete Times Forum, this plaza required very accessible, multi-modal connections, functional lighting, and vandal resistant seating. Radiating from a central glass shelter are large planters with shade trees, flowering shrubs, and hardy groundcovers.
  Genesis Group worked with the design team to layout the urban plaza and provide for&amp;nbsp;future development to the north. The final design provides areas for vendor carts, shaded gathering spaces, and a large amount of seating along the planter walls. Since the rail system was&amp;nbsp;already in place, construction coordination was critical. Genesis was involved from conceptual design through&amp;nbsp;construction phase services for HARTline's TECO line streetcar transit station.</description>

  Genesis Group provided conceptual, design, permitting and construction services for the new Dunedin Community Center located on the city's 55 acre Highlander Park tract in Dunedin, Florida.&amp;nbsp; The building was designed and constructed to meet Leadership in Energy and Environmental Design (LEED) standards for a &amp;quot;green&amp;quot; building.&amp;nbsp; This ensured the use of sustainable design&amp;nbsp;practices that included measures for the building to be environmentally-friendly.&amp;nbsp; 
  Genesis Group designed the site-related portion of the project including landscape and irrigation design, (using predominately native and drought tolerant plants), and civil engineering services&amp;nbsp;to meet these LEED requirements and provided certifications accordingly.
  The center was recently awarded a SILVER rating from the USGBC, earning 35 out of 36 points submitted.</description>

  Included in the design of the beach club were pool amenities including ornamental fountains, a lath covered arbor, shade trellis, beach access boardwalks, tot lot and lawn area for pool side hammocks.&amp;nbsp; 
  The pool amenity area has been designed for multiple use applications.&amp;nbsp; Swimming and pool side furniture can be reconfigured on the 22,000 SF combined pool decks for outdoor dining and evening events easily facilitating 600 guests.</description>

    <title>Howard Avenue Drainage Improvement Project - Dade City, FL</title>

  As part of an on-going consultant services contract for the City,&amp;nbsp;Genesis Group provided civil engineering and related services for the Howard Avenue Drainage Project.&amp;nbsp; Howard Avenue between 10th and 12th Avenues experienced chronic flooding, even during minor rain events.&amp;nbsp; The area receives run-off from 92 acres of residential development, yet was still drained via stormwater pumping station w/ very limited capacity.
  With a limited budget, the project was divided into phases.The first Phase would reduce flooding during minor rain events, while future phases would accomodate more sever storms. Phase II of the project involved replacement of pumps and controls to increase the stormwater pump station capacity to further reduce flooding. This project phase involved water line replacement, sewer line replacement and roadway restoration.
  As part of the project, Genesis Group was able to obtain a SWFWMD permit exemption.</description>

  Genesis Group prepared a Special Area Application (SAP) for a subsequent Comprehensive Plan Land Use Map change on behalf of AG Armstrong.&amp;nbsp; Called Meres Crossing, this project is a mixed-use, retail, office and residential development on Alternate US 19 near Tarpon Spring’s Sponge Docks and immediately adjacent to Tarpon Spring’s Downtown Redevelopment District. 
  This 17 acre project is located next to the Helen Ellis Memorial Hospital, and when complete will provide multiple tenant retail stores anchored by a grocery store.&amp;nbsp; Over 150,000 SF of office space will be constructed which will include medical and bio-medical research and other professional office tenants.&amp;nbsp; There will be approximately 362 residences constructed in the project in close proximity to the office and retail uses on site.
  Design of the site incorporates criteria from the City of Tarpon Springs Land Development Code, Future Land Use Element and Multi-Modal Transportation District. Pinellas County criteria found in the Pinellas Countywide Rules and Pinellas By Design also must be incorporated into the design.</description>

Our services have included design and construction services for all site amenities which include: hardscape, landscape, aquascape, irrigation, golf course improvements and lighting.
  In addition, Genesis Group has assisted in the creation of the development guidelines and review and evaluation of the existing landscape maintenance specifications.
  Within the boundaries of this project, there are approximately 4-miles of 2 main county roads, Countryway Boulevard and Linebaugh Avenue, forested wetlands and an existing landscape and hardscape treatment. Working with an existing landscape design, Genesis has been instrumental in unifying the newly landscaped areas with the existing material throughout the project.</description>

    <title>Blair Stone Road - Tallahassee, FL</title>

  This&amp;nbsp;is a 3.5 mile, 4 lane, divided urban roadway project with curb and gutter, sidewalk, bike lanes, retaining walls and signalization at three major intersections. Stormwater treatment included conveyance in a closed system, approximately 800 feet of a double 5' x 7' box culvert which encloses a portion of the City's Northeast drainage ditch, and construction of four Stormwater Management Facilities. 
  In addition to the roadway, a 1000 foot low-level bridge was constructed to span a wetland area. Screening walls and landscape buffers were included with the project to enhance the aesthetic quality of the roadway corridor. Bicycle/pedestrian facilities were also included and will incorporate the City's Goose Pond Bike Trail for access to local parks.
  The project included a significant amount of public involvement, including:
  
    Public workshops; 
    Numerous meetings with individual property owners; and&amp;nbsp; 
    Coordination with City and County officials. 
  
  Genesis prepared an interactive three-dimensional model of a portion of the project for use at public meetings. The computer generated model allowed residents and business owners to view the completed project for various locations along the corridor.</description>

    <description>Genesis Group prepared construction drawings for installation of mast arm signals at this intersection. Pole locations were critical due to the &amp;quot;Canopy Road&amp;quot; designation assigned to Miccosukee Road. 
  No trees could be removed and only minor trimming was allowed. The poles were installed closer to the edge of the road than desirable to improve visibility. Curbing was installed adjacent to the poles to help shield them from vehicle impacts.</description>

    <description>This project included master planning and public involvement for an Urban Land Corridor impacted by changing land uses and a proposed six lane highway. 
  To further a PD&amp;amp;E study already underway by the Florida Department of Transportation for reconstruction of Gaines Street, Genesis worked with the City-County Planning Department &amp;amp; Community Stakeholders, to conduct a series of five public workshops culminating in a 100 person design charrette. Based upon the information gathered from the charrette, the Planning Department and MPO developed a series of recommendations for the design of Gaines Street from Lake Bradford to Suwannee Street.</description>

    <description>Genesis, as a partner in a joint venture with a nationally-known traffic engineering specialist, developed plans and specifications to upgrade the Tallahassee Advanced Transportation Management System (TATMS). The system improvements included the development of design requirements and final design for a manned central control facility, communications equipment, field traffic signal equipment and television surveillance of the system arterials via an extensive fiber-optic network. This design work also included the preparation of plans, specifications and estimates for bid purposes.
The design and analysis included development of an integrated traffic control system including a state-of-the-art control center, 82 miles of fiber optic cable, 50 closed-circuit television camera assemblies and approximately 300 traffic signals.
The estimated cost of construction was $6,000,000. </description>

    <title>Magnolia Heights Stormwater Improvements - Tallahassee, FL</title>
    <description>Residents in this older downtown Tallahassee neighborhood have been suffering from nuisance and structural flooding for many years.&amp;nbsp; Genesis was retained by the City of Tallahassee Stormwater Management Division to prepare construction documents to completely rebuild the existing outdated stormwater conveyance system.&amp;nbsp; This included the analysis of multiple alternative solutions designed to increase conveyance, provide attenuation areas, and reroute stormwater flows to new areas which could be flooded.&amp;nbsp; The new conveyance system,&amp;nbsp; which consisted of a combination of curb inlets, redirected roadway conveyances, open ditches, and new curb and gutter, was designed around a complex network of older underground utilities, the majority of which could not be relocated.
  In addition to the preparation of construction documents, Genesis also provided permitting services for wetland impacts, and conducted numerous public involvement meetings with approximately 75 residents affected by the project.</description>

  This project included a significant stormwater and floodplain management system to accommodate additional floodplain fill due to the Polk Avenue widening and future expansion to adjacent property. 
  The stormwater facility and floodplain compensation areas were seamlessly integrated into the East Branch Ditch system. Constructability, maintenance issues and erosion control were of paramount importance for the proposed stormwater management system. 
  This project also includes the regrading and stabilization of the East Branch Ditch for approximately 300' with Geo-Web slope stabilization.</description>

    <title>Southeast Sector Planning Study - Leon County, FL</title>
    <description>Comprehensive land use inventory and analysis, including research and mapping of existing land uses, conservation features, preservation features, transportation facilities, and utilities. Unique elements of this study included our recommendation to link existing conservation and preservation features with drainage corridors into a meaningful open space system. This concept could provide for the conglomeration of otherwise segregated land parcels into corridors for wildlife habitat and passive recreation facilities. Also unique to this study were our efforts at solving post-development transportation problems through responsible land use planning. This included balancing housing to jobs so as not to be either a net importer nor exporter of labor, providing for sufficient right-of-way to facilitate planned future road widening, and providing for sufficient densities to make mass transit feasible in the future. To this end, Genesis proposed a series of mixed-use village centers strategically located along arterial roadways. These centers provide for community commercial uses with floor-to area ratios in excess of typical sprawl development. The geographical area of the village center is strictly enforced. The village center is surrounded by housing within 1/4 mile for ease of pedestrian accessibility. Neighborhoods are required to be constructed on a grid system of local roadways. Lot sizes and housing types shall be sufficiently varied so as to be accessible to all income groups. All neighborhoods are required to provide possible park sites within 1/4 mile of any residence up and above the community parks provided in the study. As part of its services, Genesis prepared development guidelines for each of the proposed land use areas of the study. The study has been implemented in the Comprehensive Plan.</description>

    <description>Mahan Drive is classified as a principal arterial and geographically traverses east/west through Leon County. The purpose of this corridor study was to assist local residents and governmental decision makers in the control of commercial, retail or non-residential development within the Mahan Corridor from SR 261 (Capital Circle), a major arterial, to Interstate 10. 
  The plan’s intent was to create a vision for the corridor through land-use, transportation facilities and neighborhood preservation measures that achieve a positive image for the corridor. The following were goals of the study:
  
    Identify strategies to manage increased development pressures;&amp;nbsp; 
    Preserve neighborhoods;&amp;nbsp; 
    Foster a mixture of land uses in existing and proposed nodes along the corridor;&amp;nbsp; 
    Integrate land uses and transportation;&amp;nbsp; 
    Keep the roadway safe and accessible for all modes of transportation; 
    Preserve safety and efficiency of existing transportation facilities through access management; and 
    Ensure the corridor continues to be an attractive gateway into the City of Tallahassee. 
  
  Proposed land use and transportation recommendations were provided for both short term and long term implementation. Four Future Land Use Categories were established for the study area in order to implement the study objectives and achieve the community’s values and goals for neighborhood preservation and development control. Transportation recommendations addressed multi-modal opportunities, traffic operations, safety, aesthetics and access management.</description>

Located on 60 M.O.L. acres, Brandon Main Street, is envisioned as a &quot;mixed-use&quot; town center.  With Residential, office, and retail uses with a strong pedestrian focus and gathering spaces.

Genesis Group has been representing the project the design process, including master planning, preliminary civil engineering, and landscape design. The project shoufd begin construction in 2005. </description>

Leon County serves as manager of the property and is developing it for recreational uses. 
   
  The project included selection and design of safe road crossings for both bicyclists and equestrians, conceptual layout for parking of automobiles and horse trailers, and identification of selective tree clearing in areas of protected tree canopies.</description>

    <description>Project Development and Environmental services for conversion of a 52-mile railroad corridor into a pedestrian, equestrian and bicycle trail. The corridor follows the historic Georgia, Florida, and Alabama rail line from Tallahassee to Carrabelle.

The initial design concept called for aligning the trail within the existing railroad corridor. As part of the rails-to-trails program, the project required analyses of socioeconomic, transportation, historical and environmental impacts. Our environmental staff conducted the analyses of potential wetland and wildlife impacts, of permitting and mitigation requirements, and of potential impacts to Aquatic Preserves, Outstanding Florida Waters and Wild and Scenic Rivers.</description>

    <title>JSU Parkway - Jackson, MS</title>
    <description>This project consists of the construction of over three miles of a four-lane boulevard to connect Jackson State University to the Historic District, to provide a gateway to downtown Jackson and to act as an economic stimulus for this area.
Provided analysis of the possibility of using roundabouts for traffic control and to calm vehicle speeds. The solution was a series of seven roundabouts, one at each major intersection. These roundabouts, each with its own identity, provide a high level of service, limit vehicle speeds to around 20 mph, calm traffic along the roads and make the intersections safe for pedestrians and bicyclists. As pedestrians and bicycle facilities had a very high priority, wide pedestrian/bicycle pathways were provided on both sides with extensive landscaping, seating, pedestrian lighting, parks and retail at the right-of-way.

This project also involved the replacement of strip commercial development with commercial nodes integrating compatible businesses in locations conducive to community revitalization.</description>

    <title>Hilton Head Main Street Roundabout - Hilton Head, SC</title>

The City of Hilton Head required the Home Owners Association to install a traffic signal at the intersection of Whooping Crane Drive (a four lane divided road) and Main Street (a two lane undivided street).  Genesis Group helped the Home Owners Association Traffic Committee to adopt a roundabout instead of the traffic signal. Following a referendum by the Home Owners (84% approval) the roundabout was approved and constructed.

Since its opening the roundabout has exceeded expectations so much so that the City now requires all considerations for traffic control devices must consider roundabouts.</description>

    <description>  The Northwest Hillsborough Master Plan was prepared in response to Hillsborough County's need to determine the direction of growth for the northwest 35 square miles of the county, with an anticipated increase of 39,000 residents over the next 20 years. The Master Plan was developed in a team approach with the consultant as team leader for County staff; private individuals as residents, business owners and interest holders, and technical interest holders such as the water management district, private and public utilities, etc. The Master Plan was determined by existing natural and man-made patterns that were inventoried and analyzed to establish physical parameters and by economic indicators to aid in establishing implementation strategies.
  The project has three major areas of concentration: a generalized master plan for the entire study area, a neighborhood regulating plan for the most established neighborhood, platted in thE 1920's, and Traditional Neighborhood Development Code overlay district to be implemented to ensure citizen and developer participation and municipal cooperation.</description>

First South Bank chose a site with challenging topography in an upscale, established office park for its corporate headquarters. Genesis developed conceptual plans for siting an undesigned structure on the property and followed with construction plans for landscape architecture and civil engineering. As agent for the bank, Genesis coordinated permitting for the 17,000 square foot building.</description>

All appropriate Bolles representatives and employees attended a half day design charrette to develop this master plan. The issues to be addressed were the need for vehicular circulation, pedestrian circulation, parking and room for future growth.

  The Bartram facilities have been designed especially for middle school students. The campus is located among ancient live oaks and magnificent magnolias.</description>

As a part of this process, an overall community visioning process was untertaken to obtain public consensus while better defining an overall master plan for the City and recreational enhancement.</description>

    <title>Branan Field Road Corridor Master Plan - Clay County, FL</title>
    <description>In response to the Department of Transportation's funding of construction of the existing Branan Field Road to a limited access facility with local service roads, Clay County determined that a Master Plan needed to be prepared for the surrounding 23,600 acre corridor that would address the additional needs brought on by construction of the road.
  Genesis Group conducted an intensive community based master planning process that included 10 public workshops/design charettes; a thorough technical analysis of land development forms, infrastructure, public facilities, environmental/natural resources, transportation and economics; proposed implementation strategy; and, proposed funding mechanisms.
  Genesis ultimately prepared a Corridor Master Plan that allocated the 23,600 acres into ten sectors which will be developed in four phases over the course of 40 years. The Plan reflects the distribution and development phasing of future land uses for the corridor as well as the maximum allowable densities and intensities.</description>

    <title>Valdosta Trail - Valdosta, GA</title>
    <description>This multi-use facility was constructed by the City of Valdosta to provide recreational opportunities for residents and an alternative for commuters. The 12&quot; wide concrete pathway links the Valdosta State University campus with several City Parks, residential neighborhoods, elementary schools, student housing and commercial activity centers. The facility stretches for 2.7 miles from the Craig Center, a City Park, to the Valotton Youth complex, a sports and recreation facility owned and operated by the City of Valdosta.

The facility incorporates specialized signage and signalization at major street crossings to ensure safety for pedestrians and cyclists. A portion of the facility passes through residential neighborhoods along a City-owned easement. Through these areas, specific focus was placed on ensuring privacy for adjacent homeowners while providing safety for users of the facility. Additionally, attention was given to minimizing stormwater run-off from the facility onto private property. At locations where the facility crossed existing waterways, pre-fabricated bridge structures were installed.</description>

    <description>The Tallahassee Residence Inn is under initial construction in the Gaines Street revitalization area. The site is located at the corner of Gaines Street and Railroad Avenue which is only a few blocks east of the Florida State University Stadium. 

The site will be occupied by a five story, 135 room hotel with a 6,000 square foot conference center. In addition, there is approximately 5,000 square feet dedicated to speciality retail rental space. The site includes 118 parking spaces and a pool deck.

Genesis Group provided engineering services which included stormwater and traffic concurrency, site design, landscape design, survey, and environmental and roadway connection permitting.</description>

A series of community greenspace parks circulate throughout the village, creating a common tie for a unified small town feel. Program tabulations include an 88 room hotel, 178 dwelling units of multi-family use, 144,500 square feet of retail space, and 120,500 square feet of office use.</description>

This development contained multifamily housing, office and retail space, as well as a marina with 60 boat slips. The property had previously been used as a large loading and unloading facility behind a large strip retail shopping center fronting U.S. 19 Genesis also provided plans to enhance the shoreline including 1.5 miles of sea wall and rip-rap replacement, shoreline stabilization plantings and mangrove revegetation.</description>

    <title>Town &amp; Country Community Plan - Hillsborough County, FL</title>
    <description>Genesis Group completed a comprehensive community plan for the Town &amp;amp; Country Area in Northwest Hillsborough County, Florida.&amp;nbsp;&amp;nbsp;This plan presented a unique challenge in that the study area was not in severe distress. Typically, planning efforts are initiated in response to some type of turmoil or prevailing issue. In this instance, Hillsborough County observed existing development patterns that have the propensity to lead to a long term decline of the area.&amp;nbsp;&amp;nbsp;Thirteen meetings were conducted with the TNC Working Committee, in addition to an intensive three day design workshop on April 3-5, 2001. Implementation strategies and preliminary recommendations were presented to the Board of County Commissioners in August 2001. The final plan was submitted in April 2002.</description>

    <description>Devoted mostly to industrial employment for over 100,000 people and housing for over 46,000 people, the 1,465 acre Estate lies within the agricultural based Yunlin Region of Taiwan, ROC. The overall development program creates a new industrial park fully integrated with housing, community elements, recreation and commercial services designed to improve industrial technology standards and investment in the region.

    A review of regional economic factors revealed that the project would become the largest population center in the Yunlin Region, next to the nearby town of Tou-lio.</description>

    <description>Genesis Group designed and permitted the first Traditional Neighborhood Development in the City of Jacksonville. The overall project encompasses approximately 350 acres and includes 1,563 dwelling units at a gross residential density of 5 dwelling units per acre. A mix of housing types is provided, including single-family detached units, rowhouse multifamily units and second story apartments above town center shops.
In addition to residential uses, the approved plan proposed 205,700 SF of retail uses, 245,400 SF of office uses and 34,300 SF of public and civic uses. Residences, shops, workplaces and civic buildings are located in close proximity and reinforce the identity of the neighborhood development. The design also incorporates physically defined open spaces in the form of plazas, squares, greens and parks to provide places for formal social activity and recreation.</description>

    <description>A preliminary development plan was completed for a 9-block downtown open space area and adjoining commercial strip for the City of Okeechobee, Florida. The plan proposes parking, lighting, access and ADA/504, and other improvements including a new ampitheater, reflecting pond/fountain, open festival space, pavilion, children's play areas and a veteran's memorial. Other improvements identified include site improvements to the Chamber of Commerce, library, a water play park and improvements to a community pool facility and City Hall.
A preliminary cost estimate has been prepared and construction of the first phase is underway. The project is expected to be phased and developed over a five year period. </description>

  Genesis provided planning, civil engineering and construction administration services for the City of Cottondale. The City proposed the development of this 45-acre site as a sports complex for its various baseball leagues. The challenge for Genesis was to site the facilities to avoid impacts to wetlands and other environmental areas of interest.
  The project included the design and construction of an approximately 600 foot long entrance roadway, on-site parking for 98 vehicles, four baseball/softball fields, a rest room facility, potable water supply and an on-site sewage disposal system. Other amenities, including a tot-lot and volleyball court, were also sited. The property exhibits significant on-site relief, requiring attention to detail to reshape the landscape to establish playing surfaces and limit grading operations to non-jurisdictional uplands.</description>

    Genesis Group provided design and permitting services for the construction of a 416-unit apartment complex with pool/clubhouse, parking, stormwater management, utilities, and other amenities on a site that was previously developed.
    Permitting issues for the project involved landscaping, preserved urban forests, significant slopes, land use buffers and stormwater management.
    The site is separated into two separate stormwater basins:&amp;nbsp; 1) one that discharges to a FDOT drainage facility (11.7 acres) and 2) the other in a closed basin (12.8 acres).The basin that discharged to the FDOT drainage facility required a stormwater facility that met the City of Tallahassee and FDEP’s treatment requirements and the FDOT’s critical storm analysis for attenuation.&amp;nbsp; The closed basin required a stormwater facility that met the City’s closed basin volume and recovery requirements. This involved a closed basin recovery model that included developing a continuous rainfall SWMM model that incorporated the City of Tallahassee 1964 rainfall total for the year.</description>

    <description>Genesis Group provided design services for Fred Lee Park/Stormwater Facility in the Frenchtown area of Tallahassee, Florida, at the corner of Macomb Street and Georgia Street. The park was designed to serve a dual purpose as a small urban park for the neighborhood and to serve as stormwater management for the Future Carolina Place Subdivision and Renaissance Center. All development is being done as part of the Frenchtown revitalization headed up by the City of Tallahassee Department of Neighborhood and Community Services. Genesis Group is also performing the planning and engineering of the Carolina Place Subdivision.
    There has been frequent street flooding in the Frenchtown area which the stormwater facility was designed to alleviate. With assistance of a base SWMM model developed by City Stormwater, additional detail for pre- and post-conditions were supplemented in the model, and several scenarios were run to determine the impact that the project would have in the completed phase. ICPR was used to develop the local basin and SWMM was utilized to analyze the overall basin. Other design features: extensive landscaping, park plaza area, bus stop turnout and a statue stand/seat wall for visitors. </description>

Maclay Gardens State Park and aligns with existing Killearney Way at Thomasville Road. Impacts to the State Park were mitigated by providing a new entrance
to the Park on the new roadway and by significant stormwater management facilities to relieve flooding within the Park. The new roadway includes a four lane
divided typical section, with bike lanes and sidewalks on both sides.
The stormwater management element of the design includes the re-direction of runoff from approximately 50 acres of commercial property
which was previously permitted as an inter-basin transfer. This project, in large part, returns the drainage patterns to their
historical configurations and greatly reduces the degradation of Lake Hall within the Park.</description>

    <title>Northeast Drainage Ditch - Tallahassee, FL</title>

  The Northeast Drainage Ditch crosses Lonnbladh Road, a minor collector, and causes flooding in the road on an adjacent property several times a year. 
  Genesis Group designed the improvements to the channel crossing and the downstream conveyance to significantly reduce the frequency of flooding. The improvements included removing two severely undersized corrugated metal pipes and installing a triple 4’x 8’ box culvert under the road. A new conveyance was constructed lower and parallel to the existing drainage ditch to meet the demand of the 25-year storm event without overtopping Lonnbladh Road and minimizing the impact to the surrounding wetlands. The existing ditch remains and still functions in normal low flow conditions so as to preserve the integrity of the natural conditions and wetland features.</description>

    <description>As part of an interdisciplinary team of consultants, Genesis provided planning and land development expertise to efforts which master planned 240 acres of land situated at the crossroads of one of Tallahassee's busiest intersections. Efforts to widen Park Avenue and to extend Blair Stone Road north through the undeveloped Smith Property separated the property into four quadrants. The proposed commercial development -Governor's Park Corners - was thus created by the master plan prepared by Genesis.
    The Smiths, pioneers of Tallahassee and long time civic leaders, worked with the City to accommodate the road right-of-way needs and concurrently to plan the commercial lands within their ownership. They also donated over 100 acres for green space which provided the City with a key link in its proposed Greenway System.</description>

    <title>Shell Oil Station/Convenience Store - Tallahassee, FL</title>
    <description>Situated at the intersection of two major State roads, this project is located on a 1.7 acre outparcel of a master planned shopping center and apartment complex in southern Tallahassee. Even though the project is located in the County, it required the use of both City and State facilities necessitating coordination between a number of governmental agencies. Currently the shopping center along with its master stormwater system are not scheduled for construction until some time in the future, so temporary stormwater facilities were constructed off-site and adjacent to the project. In addition, interim sanitary sewer facilities were required until such time as the City of Tallahassee extends the appropriate facilities to the site. Because of the existence of several endangered species within the shopping center site proper, the site and landscape design had to consider the sensitive habitat of those species. Genesis provided the full range of services for this successful and attractive project including site design, landscape design, permitting, and construction administration services. Both parking and sign ordinance variances were required to complete the construction.</description>

    <title>Sunshine State Credit Union - Tallahassee, FL</title>
    <description>This project required sensitive design of parking, stormwater, and landscape improvements to meet the needs of an expanding credit union and also to respect the &amp;quot;outdoor rooms&amp;quot; -- the historic garden -- surrounding the existing structure. Formerly a residence of a Florida Supreme Court Justice, the Sunshine Credit Union could no longer fit inside the converted house and required additional space. Rather than relocate, the board of the Credit Union chose to remain in what had become a symbol and corporate identification. Genesis prepared the sitework package which retained as much of the existing garden as possible and integrated these materials into the construction plans. Also providing local permitting services, Genesis represented the Credit Union through site plan review and environmental permitting with the City of Tallahassee.</description>

piping. A large regional stormwater facility is being created and enhanced with a perimeter sidewalk to provide pedestrian access to the newly
created green space.

    <description>his complex roadway project required conversion of two miles of four-lane roadway into eight lanes with in-street bike lanes, sidewalks, and underground stormwater conveyance system. Genesis was the prime consultant for this contract which required signal design for six major intersections, structural design for a fly over bridge structure, roadway lighting, and three stormwater retention facilities. This FDOT project was on a critical schedule which required final plans to be completed within four months. Public information services for this contract included preparation of a three dimensional model, meetings with business owners, graphic enhancement of aerial photography, and presentation of public announcements and newsletters.</description>

    <description>This is a major project to convert four miles of two lane roadway to four lanes with a bifurcated median, approximately 120 feet in width, to provide natural undisturbed areas between the roadways. The project included design of a complex swale system with intermittent ditch blocks for conveyance and included development of conservation easements along both sides of the proposed roadway. Due to its significance as a primary link for I-10 into south Georgia, this corridor is included within the Florida Intrastate Highway System (FIHS) which mandates stringent controls for levels of service, design speed, access and connection spacing.
    Public involvement for this project required meetings with property owners, County officials, concerned citizens, and conducting public informational meetings. For informational purposes, Genesis prepared computer generated corridor maps and typical cross sections to depict the proposed construction.</description>

The second design phase was a major portion of the park facilities that included the ranger residence, maintenance facility, park entrance, water and sewer facilities, large trailhead parking area, canoe launch, and parking and ranger residence boardwalk and boat dock.
