Nye Commercial Advisors was approached by a firm looking to expand their franchise into the Tampa Bay area market.  Nye contracted Genesis to conduct a site selection analysis to identify neghborhoods most likely to prove favorable for their client's business model.

Genesis' spatial analysts worked with Nye staff to determine a set of criteria for the search that included several components:

  • The search area was to span Hillsborough, Pinellas, and Pasco Counties.
  • The customer base was determined to be a 3-mile radius around potential locations.
  • Ranges of household density, household income, and population ranges within a specific age-group were established.
  •  A formula was established to restrict the number of the client's competitor's locations within the 3-mile buffer based on population in the trade zone.

Genesis' Planners were consulted to determine the proper zoning and land use classifications for the client's proposed business. Areas were then identified which met the these regulatory requirements were then used as the basis for further analysis.

Genesis' staff then gathered location data on competitor and processed U.S. Census data on population and income to produce an analysis showing areas that should support new franchise locations based on the client's target demographics and relative lack of competition.
